Now the lender wants an appraisal update—or an entirely new appraisal—before releasing the mortgage funds.

An expired appraisal does not automatically end the purchase, but it can create new risks involving the property value, closing date, interest-rate lock and financing contingency.

Why Would an Accepted Appraisal Expire?

Mortgage programs and lenders establish requirements governing how recently a property must have been inspected and valued. If construction delays, title problems, condominium reviews, repairs or negotiations postpone closing, the existing appraisal may no longer satisfy those requirements.

The lender may request an appraisal update confirming that the property’s condition and market value have not materially changed. In other situations, a new appraisal may be required.

The borrower should immediately ask what document is needed, who must order it and how long the process is expected to take. Borrowers should not order their own appraisal because the lender generally must manage the appraisal process.

What If the Updated Value Is Lower?

A declining value could change the maximum mortgage amount or loan-to-value calculation. The buyer may need to increase the down payment, renegotiate the price or restructure the financing.

Protect the Closing Date

Notify the real estate agent and closing attorney as soon as the appraisal issue appears. A new lender or mortgage structure does not automatically extend the contract or protect the buyer’s deposit.

Do not change employment, open new credit or move closing funds while the updated appraisal is being reviewed. The lender may also reverify credit, income, assets or employment before closing.
