A special assessment does not automatically end the purchase, but it can affect the condominium’s eligibility, your available closing funds and the lender’s view of the property. The faster you identify the exact concern, the better your chance of protecting the approval.

Why Can a Condo Special Assessment Delay a Mortgage?

A lender does not evaluate only your income, credit and down payment. When financing a condominium, it may also review the financial and physical condition of the entire project.

Underwriting may examine why the assessment was issued, how much remains unpaid, whether owners are delinquent, what repairs are being funded and whether the project has unresolved safety or structural concerns. The lender may also request the association budget, board minutes, engineering reports or evidence that required work has been completed.

The critical distinction is whether the assessment represents a manageable financial obligation or evidence of a larger project-level problem.

Could the Assessment Change Your Cash to Close?

Yes. The purchase agreement and association documents may determine whether the seller pays the assessment, the buyer assumes future installments or the balance must be resolved before ownership transfers.

If you must pay part of the assessment at closing, the lender may need to verify that you still have enough documented funds for the down payment, closing costs and required reserves. If the assessment is collected through monthly installments, underwriting may also consider whether it changes your ongoing housing expense.

Do not transfer money or renegotiate payment terms without first speaking with your mortgage professional, real estate agent and closing representative.

What Documents Should Be Reviewed Immediately?

Ask for the complete assessment notice, payment schedule, association budget, recent board minutes, repair scope and any available structural or engineering report. The lender needs enough information to determine what the assessment funds, how the work affects the building and whether the project remains eligible for the proposed mortgage.

A receipt showing that one unit’s assessment was paid may solve the buyer’s financial obligation, but it will not necessarily cure an unresolved building-wide eligibility problem.

Can Another Mortgage Program Save the Closing?

The answer depends on whether the issue concerns the borrower, the unit or the entire condominium project.

A buyer using conventional mortgage financing may be able to proceed when the project and assessment satisfy applicable requirements. Buyers purchasing higher-value Florida condos can also review jumbo mortgage options, although jumbo lenders may apply their own condominium standards.

International purchasers can explore foreign national mortgage financing, while investors may compare programs designed for rental properties. Alternative financing can provide different underwriting options, but no mortgage program should be assumed to ignore serious structural, safety, insurance or association concerns.

A larger down payment may help if the problem is limited to the borrower’s funds or loan structure. It will not automatically make an ineligible condominium project acceptable.

Act Before the Closing Deadline Expires

Request the lender’s concern in writing. Determine whether the problem is the assessment amount, insufficient reserves, owner delinquencies, pending repairs or a structural report. Then confirm which documents or conditions could resolve it.

Depending on the contract and available financing, the parties may consider additional documentation, payment of the assessment, revised closing terms or a closing extension. Buyers should obtain appropriate legal and real estate advice before changing contractual obligations.
