The problem is often not that the money was gifted. It is that the donor, source or transfer was not documented in the way required by the mortgage program.

Gift-fund problems can delay final approval and unexpectedly increase the amount a buyer must bring to closing. Acting quickly may preserve financing options that disappear if the issue is left until the final days.

Why Would a Lender Reject Gift Funds?

A mortgage lender must confirm that the money used for the down payment and closing costs comes from an acceptable source. The lender also needs to determine whether the funds are a genuine gift or an undisclosed loan that creates another repayment obligation.

Depending on the program, underwriting may request a signed gift letter, proof that the donor owned the funds, evidence showing the transfer and confirmation that repayment is not expected. The donor’s relationship to the borrower can also affect eligibility.

Problems frequently arise when money is deposited as cash, transferred through several accounts, sent by someone who is not an eligible donor or moved before the lender provides documentation instructions.

What Documents Could Resolve the Problem?

Ask the mortgage professional for the exact reason the gift was rejected. Do not assume that sending another bank statement will automatically solve it.

The lender may need the donor’s account statement, withdrawal record, wire confirmation, cancelled check, deposit receipt or evidence showing that the funds reached the borrower or closing agent. A properly completed gift letter may also be required.

Every page should be provided, and the names, account information, dates and transferred amounts should create a consistent paper trail.

Borrowers comparing standard mortgage options can review conventional loans. Eligible buyers may also consider FHA financing, which has its own rules governing acceptable donors and documentation.

Do Not Move More Money Without Instructions

Sending a second transfer or moving the gift through another account can make the file more difficult to verify. Large unexplained deposits may create additional underwriting questions, even when the money came from a legitimate source.

Do not repay the donor, describe borrowed money as a gift or open new credit to replace the rejected funds. Undisclosed debt can affect the borrower’s debt-to-income ratio and final mortgage approval.

If the money came from outside the United States, retain the complete foreign bank statement, wire receipt and currency-conversion record. International transfers may require additional time and documentation.

What If the Gift Still Cannot Be Used?

The mortgage should be recalculated using funds that the lender can verify and accept. Depending on the transaction, possible solutions may include reducing the loan amount, adjusting the purchase structure, using another eligible source of funds or reviewing a different mortgage program.

Before making changes, confirm the revised down payment, closing costs and required reserves. Using every available dollar to close can leave the buyer without enough post-closing liquidity.

The real estate agent and closing attorney should also be notified if the funding issue could affect the financing contingency, deposit or closing date. Changing the mortgage does not automatically extend the purchase contract.

Get a Second Review Before the Closing Is Lost

Gift funds can be an acceptable part of a Florida home purchase, but the documentation must match the selected mortgage program. A rejected gift does not always mean the purchase is over; it means the funding trail and loan structure need immediate review.
